Required disclosure: New York State law (Real Property Law §442-h) requires real estate brokers to publish their Standard Operating Procedure addressing three specific questions. This notice describes The Kaden Team’s procedures for prospective homebuyers.
The Kaden Team is a boutique commercial real estate brokerage operating as a team within Keller Williams NYC. While our primary focus is commercial real estate, this Standard Operating Procedure applies to any residential brokerage activity we perform on behalf of homebuyers.
No. The Kaden Team does not require prospective homebuyers to show identification before providing brokerage services or showing properties. We may, however, request identification from a prospective homebuyer prior to entering into a written representation agreement, prior to executing an offer, or as required by a property owner, building management, or applicable law (for example, building security requirements at the time of a showing).
No. The Kaden Team does not require prospective homebuyers to enter into an exclusive broker representation agreement before providing brokerage services. We are happy to provide an initial consultation and information about available properties without any written agreement. We may discuss entering into a representation agreement with a prospective homebuyer when it is appropriate for the relationship and the transaction at hand.
No. The Kaden Team does not require prospective homebuyers to obtain pre-approval for a mortgage loan before providing brokerage services. However, we strongly recommend that prospective buyers obtain a pre-approval letter from a qualified lender before submitting an offer, as most sellers and listing brokers will request proof of financing capability. Some property owners or listing brokers may require proof of pre-approval or proof of funds before scheduling a showing.
This Standard Operating Procedure is provided in compliance with New York Real Property Law §442-h. It outlines the policies of The Kaden Team and does not modify or supersede any obligations imposed on prospective homebuyers by sellers, listing brokers, property owners, building management, or applicable law.
